About the Property: 120 Acres of undeveloped land - Freemont County, Colorado.

Location: 9th and Poplar, South of cemetery on the Southwest side of Cañon City.

Description: The site is an L-shaped parcel of 3 (three) 40 acre tracts on a high plain. It is generally flat, rising to two bluffs at the Southwest corners of the L. The bluffs have both cedar and pinion pine trees on them.

Current Zoning: AL (Agriculture Living)

Utilities: Water provider is City of Canon and is available on 9th St. at the Northwest corner of the property. Waste water is from the Fremont Sanitation District also adjacent to the site. Electric service is furnished by Black Hills and natural gas is supplied by Atmos Energy. Telephone is from Qwest.

Remarks: The majority of the parcel lies within the Canon City Growth Area of the Freemont County Planning District. The Freemont County Urban Area Transportation Plan proposes realigning State Highway 115 by extending it down Cedar Avenue, through the site, joining 9th St. at the Northwest corner of the property making this a potentially highly developable parcel of land.
